In Munich, the real estate market is made up of lots of individual real estate agents 'Immobilien Makler'. There are no large chains, and of the 300 or so real estate agents advertised in the yellow pages, only 4 of them have multiple premises.
The services offered vary from sales, to rentals (of commercial and private properties), to facilities management, to providing legal and financial advice for owners. Banks and financial institutions dealing in mortgages also advertise properties for sale (generally new buildings of flats to be purchased off-the-plan).
When looking for a rental property, it is best to try to avoid going to a real estate agent, as they charge the renter an up-front fee 'Provision' of two months' rent.
When looking for a place to buy, real estate agents typically charge an additional fee of between 1.5% and 3.8% of the advertised price.
