Munich - House Repair and Maintenance

If you own a house or apartment in a communal property then you have to pay "Wohngeld". Wohngeld is comprised of "Abfallkosten" garbage removal fees and "Rücklage". "Rücklage" is money kept in a communal account which can be withdrawn by the "Hausverwaltung" (house administrator, appointed by the owners) for renovations.

Property owners are also responsible for making sure that the path in front of their house is clear of snow and ice in winter between 7am and 8pm. In a multi-dwelling property this duty may be performed by the "Hausmeister" or caretaker, but make sure of this, otherwise you will be personally liable if someone slips and injures themself on ice outside your property!

Some rental contracts have a redecoration clause, meaning that the tenant is responsible for major repairs, including painting, reflooring, etc when leaving the premises. Small repairs (eg. a leaking tap) are usually the responsibility of the tenant during the course of the lease.
